Position Summary

The Maintenance Mechanic performs skilled maintenance and repair work to ensure the safe, functional, and presentable condition of an assigned property or properties within a residential portfolio. This position is responsible for scheduled, preventive, and corrective maintenance on building structures, systems, fixtures, and equipment. Duties include HVAC operation, general repairs, unit turnover preparation, and maintaining safe living environments for residents.

Key Responsibilities

The following duties are illustrative of the position and not meant to be all-inclusive. Other duties may be assigned based on organizational needs.

  • Conducts routine and preventive maintenance on building interiors and exteriors, systems, and equipment.
  • Prepares vacant units for occupancy, following a make-ready checklist and addressing all required repairs.
  • Inspects and services mechanical systems, including motors, pumps, gas burners, and HVAC components (filters, belts, coils, etc.).
  • Performs general plumbing repairs including replacing faucets, valves, traps, toilets, water heaters, and clearing blockages.
  • Performs basic electrical work, such as replacing light bulbs, switches, outlets, heaters, fuses, and small motors.
  • Completes carpentry tasks: door and window repairs, cabinet adjustments, floor and carpet patching, and roof/gutter maintenance.
  • Conducts masonry work including patching concrete, replacing blocks, and regrouting tile surfaces.
  • Operates HVAC systems according to guidelines and maintains accurate logs. Uses a variety of hand and power tools.
  • Conducts full inspections of units to identify repair needs. Ensures readiness for HUD/REAC inspections with target scores of 95% (new units) and 85%+ (older units).
  • Supports pest and vermin management through observation, reporting, and follow-up.
  • Maintains reliable and punctual attendance, recognizing this as a core job requirement.
  • Responsible for the prompt and effective management and execution of 24-hour emergency repairs, along with the timely resolution of routine maintenance requests. Ensures all work orders are accurately logged and closed using the designated maintenance software or, if necessary, through manual documentation.

Additional Responsibilities

  • Assists painters and other trades with patching, sanding, painting, or refinishing as needed during turnover or repairs.
  • Creates accurate material and tool lists for job assignments.
  • Participates in on-call rotation and adjusts schedule to support 7-day operational coverage.
  • Responds to emergency maintenance issues promptly and effectively.
  • Complies with all safety policies, including DHA, OSHA, and public health regulations.
  • Maintains a productivity standard of 95%+ task completion.

  • Skill in using a variety of power and hand tools.
  • Physical ability to perform demanding labor (climbing, crawling, lifting up to 100 lbs).
  • Ability to work indoors/outdoors in extreme weather and confined spaces.
  • Valid driver’s license and ability to travel between work sites.

Education and Experience Requirements

  • High school diploma or GED required.
  • Vocational or technical training in building maintenance, HVAC, plumbing, electrical, or a related field is strongly preferred.
  • EPA Section 608 Certification required (must be able to obtain within 6 months if not currently held).
  • Minimum of three (3) years of hands-on experience in general building maintenance, preferably in affordable housing, multifamily, or public housing settings.
  • Experience should include proficiency in at least three of the following trades: plumbing, electrical, carpentry, HVAC, or appliance repair.
  • Prior experience with unit turnover, preventive maintenance programs, and property inspection readiness (e.g., REAC/NSPIRE) is highly desirable.
  • Familiarity with work order systems or mobile maintenance platforms is a plus.
  • A combination of education, certification, and relevant experience may be considered in lieu of stated requirements.

Physical Requirements

  • Must be able to access all parts of housing units including attics, crawl spaces, and rooftops.
  • Required to work in noisy, dusty, wet, or extreme temperatures.
  • Must be able to lift and carry up to 100 lbs., stand for long periods, and use ladders or scaffolding.
  • Ability to kneel, bend, reach, and climb regularly throughout the workday.

Special Requirements

  • Must be bondable.
  • Possession of a valid State of Georgia driver’s license.
  • Must be insurable under the Authority’s fleet policy.
